When purchasing a property you must have a search carried out on the property for mortgage and conveyancing purposes. A search provides a variety of information from the local authority to check if the property is subjected to land related encumbrances. Examples of these are plans for a new by pass, checks to see if a property is subjected to a planning enforcement notice or other financial charges.
Blaenau Gwent Council completes the majority of its full Local Authority Searches within 5 working days.
A Local Authority Search is carried out at the fee of £116.40. The search will give full information from the relevant departments and any entries on the land charges register.
A Personal Search carried out by a Search Agent may cost less than the fee quoted by the local authority, but could possibly take longer to complete. Our records show that Search Agents use information from the local council which is free to access but such information can take longer to obtain.
We are receiving calls from local residents asking why their searches are delayed and in the majority of cases delay is subject to Personal Searches being affected.

From the 1st April 2015, the Council’s Building Control section will no longer charge for personal search information.
