Energy Performance Certificates

From 1st October 2008 landlords will need to provide an Energy Performance Certificate (EPC) each time a property is let to a new tenant in the private rented and social rented sector.

Landlords must make the certificate available free of charge to prospective tenants at the earliest opportunity.  Ideally it should be provided when the property is viewed or when prospective tenants are given written information about the property.  The certificate provides information on how energy efficient the property is.  It is similar to the energy performance certificates provided with new electrical goods such as washing machines and refrigerators.

EPC’s are valid for 10 years and can be reused as many times as required within this period.

EPC’s must be produced by an accredited energy assessor.  Landlords must make sure that they use an accredited assessor  who is a member of an accreditation scheme.
